Here are charts for the median prices of
detached single family homes in the East Bay cities within our market area,
including percentage changes year to year.
WHAT IS A MEDIAN?
A median is the midpoint of all homes sold --
half the properties sold for more, half for less. Medians are generally more
reliable when working with home sales, since
one or two unusually high or low sales can skew the averages dramatically in one direction
or the other. For example, in a group of 50 homes where 49 sold for $500,000 and
one sold for ten million dollars, the "average" sale price of ALL the homes in
that group would be $690,000 - the median would be $500,000, a figure which
better represents the majority of sales.
