WHAT IS SPECIAL ABOUT THIS HOUSE?

THE HOUSE:    A dramatic retreat in a spectacular secluded setting high above the University of California in the Berkeley/Oakland  hills. A panoramic vista (true to the street's name) of the Bay Area, including the East Bay, San Francisco, Oakland, Marin, Golden Gate Bridge, and of course the Bay itself, can be enjoyed from the kitchen, living room, and office.

Originally on the same parcel, the front house (222 Panoramic) and back houses (240 Panoramic) were split in 1988 and became two separate properties.  240 Panoramic, in back, is the one now for sale. Access to the house is up the staircase from the street.  You cannot see the house from the street.

The garden surrounding the house is lush and beautiful -- take time to stroll the garden paths surrounding the house to pause and enjoy the great variety of plants and trees, as well as the views.

For those who don't know Panoramic Hill, the narrow road twists and turns as it winds up the hill.  Once you reach the house, you must travel many steps and several landings to reach your front door -- thus the privacy and seclusion.  But the trip is very well worth it!

One bedroom, living room with vaulted beamed ceilings, a dream office exits to luxurious deck with a view of the world below. And don't miss the finished basement room below with a separate entrance --  ideal for workshop, artist or craftsperson. See more of the many features below

.

THE LOCATION: If you are familiar with Berkeley, you know Panoramic Hill is one of the oldest and most charming neighborhoods in all of Berkeley. If you've never been there, you owe it to yourself to pay a visit. Panoramic Way winds up from the Cal Stadium to the top of the hill.  See our description of the neighborhood on the Red Oak Realty Web site, and also see the Panoramic Hill Association web site.
